Working with a boutique property management business that manage assets on behalf of international investors both commercial and residential in London.
About the opportunity
This is a great opportunity to join a team of highly trained surveyors, asset managers and property specialists with years of experience in the real estate world. Recently acquiring several new pieces of property they are now looking to recruit a Property Manager that will focus on the development of each asset.
What will you be doing?
Managing tenants, their advisors on professional day to day management matters, specifically responsible for three clients. Overseeing the accounting functions, including weekly arrears and service charge collection. Ensuring that all properties in the portfolio are insured as well as dealing with all claims, renewals and enquiries regarding the policy. Undertaking regular site inspections/meetings in accordance with the contractual obligations as well as liaising with contractors to ensure that service delivery is maintained.
Overseeing the service charge budget planner to ensure that budgets are prepared prior to the start of the SC period and that accounts are reconciled, closed and served after the period, all in accordance with the regulations provided in the Service Charge Code of Practice. Ensuring that expenditure is maintained within budget and advise client where extraordinary expenditure might occur.
Preparing and agreeing scope of works for repairs to the portfolio and instructing surveyors/contractors as required, following through all instructions. Co-ordinating all legal proceedings for ground rent/service charge arrears and other breaches of the lease.
What we are looking for?
The ideal candidate will have 3 - 5 years property management experience within surveying, asset management or property management, capable of managing multiple clients and understanding the large property picture. Ideally professionally qualified in RICS, IRPM or Degree in related fields. Most importantly, proactive attitude and customer focussed approach.
